We break every project into four clear phases so you always know where you stand, what's happening next, and what it's going to cost. From the first honest conversation at your kitchen table to the day we hand you the keys, our goal is to make the whole thing feel manageable instead of overwhelming. Here's how it works.

Phase 1

The First Meeting and Planning

It all starts with an honest conversation at your home.

We sit down with you and talk about what you want to do, what your budget looks like, and what's actually possible. No sales pitch, just a real conversation.

The Reality Check

We look at Vancouver's zoning and bylaws (including FSR, your floor space ratio) right from the start. There's no point designing something beautiful if the city won't let you build it, so we figure out the rules before we get attached to a plan.

Smart Budgeting

Phase 2

Permits and Paperwork

This is the part everyone hates, so we handle it for you.

Before we swing a single hammer, we make sure everything is legal, approved, and properly planned. You don't have to chase down a single form.

Dealing with the City

We manage the permit applications and the municipal inspections from start to finish.

Fixed Quotes

We get real quotes from our sub-trades up front, so you're not blindsided by massive surprises halfway through the job.

Testing

If your home is older, we test for things like asbestos early, not in the middle of demolition when it can grind everything to a halt. Catching it now means no nasty surprises later.

Phase 3

The Actual Build

We've been doing this for 25 years, and it shows in the work.

Our focus is on building things that last and keeping the job site organized and respectful while we do it.

Quality Work

Phase 4

Finishing and Handover

We don't disappear when the heavy lifting is done.

We stick around until the job is actually finished, right down to the last detail.

The Walkthrough

We walk through the whole house with you at the end to catch any small touch-ups or details that need fixing. If something's not right, we make it right.

The Keys

We show you how all your new systems work and hand over a digital folder with every warranty and manual in one place.

Our Warranty

We back our work with a two-year workmanship warranty, because we stand behind what we build.
